    I’m very excited to be leaving Atlanta so that I can have strong preferences about what I like and don’t like about the city, as opposed to everything about it just “being”

    Looking at the market now (not literally now, but over the past few weeks as we try to get a lay of the land), it’s going to be more expensive to live in a slightly smaller house, but it’s not as awful as I was imagining (at least in the short term) if we hit the burbs

    I might be a little more hipster tolerant than the average hahaha.

    Mostly I’ll make that sacrifice because I do enjoy just going out walking or biking and buying food and drinks and records and paying for whatever, movies, ice skating, museums, whatever fun shit.

    I love the idea that if 3 bands I like are coming to town I can go to all 3 easily without worrying about it being an issue with parking and a hassle - in Atlanta I was going to 2 shows a week at 15 different venues in the winter. That ruled. I rode my bike in 24 degree weather to see Church Girls and tbh it was great, took 20 minutes and didn’t need a designated driver.

    I love how right now I can literally go on foot and street busk in the town center of Riverdale Park MD; or at the public park Lake Artemesia; and get an audience and make some cash and new followers. Or I can bike down to the waterfront and in an hour without a car I’m in downtown DC getting fresh caught fish and oysters, heading towards the monuments & Black History museum to see the new exhibit.

    I’m big on cultural experiences and more likely to spend my money on that than on buying a bigger house. Maybe that’ll change if I end up with an wife and kids... but that’s firmly what I dream about buying with my early bachelor money hha. It’s so much more fun to actually leave your house and do shit in cities, when you don’t have to drive and park in them and make a whole day out of it

    we’ll probably end up buying — roll the equity in our current house (because the housing markets everywhere, including Atlanta, have been crazy in the ~5 years we’ve had the place) over into the down payment for something out there, but we’ll see what everything looks like when it gets closer to time

    We’re already getting a lot of concessions and coming in under asking and getting some repairs done after the inspection not sure they’ll throw one in.

    @whitenblue88 what suburbs are you looking at? North Seattle / Shoreline, Tacoma / Federal Way, Redmond / Bothell, or Issaquah / North Bend mountain area?

    Im fascinated by Seattle. I kinda wanna apply to grad school at UW just to see if I get in hahaha. City rules, all the suburbs are beautiful but I’ve only seen Seattle in the summer time when the weather was outstanding. I can’t imagine not seeing sun for 8 weeks straight and paying $900k for a small house to do it.

    then make sure you get one. tbh, they aren't super expensive, maybe a few hundred bucks? when you're buying a house, what's a few hundred more?

    Bought our house in Denver in 2018. The mortgage payment sucks but comparable houses in our neighborhood are already selling for like 15%+ more than we paid. Trying to buy in 2018 was awful and apparently its even worse here now (put in multiple offers in 2018, first house we put an offer in for had 15 offers after the first weekend on the market and went for 65k over asking price with an all cash offer).

    We bought our house in 2016, I think. And comparables are selling for 50-100% more than we paid. We got in at just the right time.

    When we bought our house 2016, it was just outside of the Des Moines suburb area. Fast forward 4 years and not only is it in the greater Des Moines area, our income tax went way up now because we pay a “suburb tax”

    Kinda, yes, all of the above. Hard to narrow down too much without actually visiting. Here’s roughly how we’ve narrowed so far:

    1) Renton/Kent/Maple Valley - seems like the sweet spot of “I’m not completely priced out” and “it’s not so far away from the city that I’m driving hours to get to work”

    2) Redmond/Bothell - location-wise, this one is probably best for me. If we rented, somewhere in this general area is probably where we’d land because it’s closest to my work. Likely priced out to buy, but we’ll see

    3) Issaquah, etc - I love the idea of living in a more mountainy area, but it also seems very expensive

    4) Tacoma/Federal Way - definitely in the more affordable camp - I was surprised that it’s roughly the same cost to buy here as in the Atlanta suburbs. I’ve heard trying to commute to work would be a bear from here

    5) Seattle/Shoreline - the idea of it is cool but I think I’d have to sacrifice too much lifestyle-wise to make it work

    Bothell is a great spot. It definitely has been getting more expensive to live there tho.

    I'll also echo the sentiment that Kent/Renton feels like being forever away from the city. It's wasn't often I needed to go down there but when I did I hated it lol

    I just put an offer in on a house with a garage apartment and I plan on using it as our "guest house" but right now whoever is in there has a Bengals flag up so maybe he's cool and can kick it.
