unfortunately it's not too close to any verified eBird active hotspots which is a bummer. Usually you want to be near at least a few orange/red spots. Greens and blues don't have much activity

Had a friend do this; we were out kayaking, DC market was crazy hot and her then BF (soon to be husband) looked at it and liked it and basically said "offers have to be in tonight", so she had to trust her partner on it

Considering my wife has no idea about 99% of house stuff beyond "ooh, I like that layout", I could have done all our house shopping without her. I would 1000% not let her have done it without her dad there.
