As someone who purchased a home with high 7% and an impeccable credit score, the interest rate cuts can not come soon enough.

We're at 2.85% here. We were at 4.25% pre-pandemic but I was paying enough attention to interest rates at the time and saw it dropped below 3 and immediately emailed our mortgage broker and was like hey can you calculate if it's worth a refinance for us lol. I was actually too distracted by COVID news to get in at the lowest though, had I had the brain power to think about it earlier I think we coulda been below 2.5%
