    My wife wants to understand how the new construction thing works. Did you work with a company or just find something on Zillow? Also how does the mortgage of it all work when you’re owning currently and waiting months for it to be finished?

    it’s through a construction company yes. we did this with our current house too. essentially the company comes in and buys out massive amounts of unused land and just puts entire neighborhoods down fresh. and we have contracted with them today and put down our down payment and stuff but we don’t close until construction finishes so the mortgage doesn’t begin until we move in

    the only kinda juggling act part would be timing the selling of our current place with the expected completion date of the new home but our realtor is good and it’s fairly customary i guess for new owners to allow for up to two months of continued rental of our current house through them before they move in if need be. the only bad thing would be if it sells in like a week lol and then we’re having to rent for like four months while construction finishes but i trust our realtor to be better than us at planning that out

    Isn’t a thing with new construction too that your property taxes skyrocket after the first year because it’s not undeveloped land anymore

    Gotcha. That’s the part I was curious about. If I get this job and it goes the way I’m hoping, we may check out the new construction world, but that balancing act was what I was concerned about.

    that can happen but it did not happen for us in our current neighborhood the first time through because it was kind of the one undeveloped area of an area that was generally well-populated anyways. we're moving to the burbs (like 25 minutes north) so that might be a concern going forward here but we'll see

    yeah, I mean, if you have a good realtor I think it's something that would be relatively painless. there's also pros and cons. it would be maybe a bit of a logistical headache for renting if you sell early but you also get the proceeds early vs. potentially having less of a gap between places and not having to move twice but potentially not selling your current place and getting those proceeds before closing on the new place.
