    Apparently other competitive advantages include: writing a personal letter to the seller, and offering a “rent back agreement” where you let them continue to rent their old house (sometimes for free) until they find a new place

    but it still sounds like you also gotta pre-inspect, and then overbid instead of trying to get a deal, on top of those things

    when we bought our house, our real estate agent (whom we will never use again) used "his guy" for the home inspection and yeah, FUCK that. He gave us a report and everything but basically the only things on there were minor

    within 6 months of owning our house, we had to replace the hot water heater and AC which basically wiped the rest of our savings at the time. Not to mention one of the fuse panels also went which was a few hundred bucks as well.

    I feel like even home buyers themselves would be against this because capitalism is all about trying to get a better deal than anyone else, and markets not being level playing fields

    Buyers in this country pride themselves on being more shrewd than the next and finding more “secret” issues with THEIR inspection than the next guy

  8. If I ever sell my house I'll get it inspected, learn the defects and compare it to what the buyers finds. And to make the sale you negotiate what you fix and what you don't. Or give cash back at closing.

    Yeah I mean @whitenblue88 is at least being responsible and doing pre inspections but that gets so costly so fast. If you have trouble getting an offer accepted that could really spring a leak in your overall budget.

    Some sellers do, but even so, I would want my own person that I'M paying for to do it, the person doing the inspection for the seller has no allegiance to you, you're not the one paying them so they dgaf

    Selling that house was an absolute nightmare though, our neighbors kinda screwed us and we only had one offer and we had to jump on it asap cause we had a contingency to buy our new house. Those buyers can rot in piss

  16. At the end of the day, my suggestions are these when buying a house

    1. Don't buy more than you need
    2. Always get an inspection
    3. Always negotiate (might be harder right now since the market benefits sellers at the moment)
    4. Do not buy a house you are not in love with
    5. Even if you think the house is a starter home and you would move out in like 5-7 years, determine if you had to stay for 10-15 years if it would work. Example being you don't have kids now, so you don't care about the school systems. But you end up having to stay, have a kid, and you don't like the school.

    Long snappers are important coverage players. At the next level, if you can take a smallish defensive lineman or a big linebacker and teach them how to snap the football, they are a weapon.

    We put a backup safety at LS and he is an animal.

    I may be calling your mother when I buy a house as well hahaha. And get my contract lawyer aunt to look at the terms.

    Also weirdly two of the people I worked with in Atlanta (at the restaurant) went on to become central Atlanta realtors and they’ve both been just so successful this whole year haha. If I choose ATL I already have a good relationship with two realtors in the area.

    My question is how do you negotiate. Like do you have to have pre-prepared counter arguments, where you point out problems with the house as reasoning to lower your offer? What would you say to a seller or agent to get them to lower their price?

    How do you say it more tactfully than, “nah I don’t wanna pay $625k my offer stands at $575k?” I’d imagine being that blunt and not explaining yourself doesn’t do you any favors.

    You can't negotiate in Austin. Stuff has 10+ offers in 5 minutes.

    There's stuff in sketchy neighborhoods selling for $100K over because cash buyers are rolling in. It's a booming market, but it's awful to shop in.

    We got into several bidding wars last year and finally won.

    that’s what your agent is for. You don’t do any of the negotiating yourself, but you and your agent discuss, they’ll advise you, and you can decide what to do. Then your agent will go back and serve as your advocate. Once you’ve come to terms, then you’ll get to do an inspection, which in turn reopens the negotiation to determine any changes to the original terms or what needs to be addressed in order to maintain the original terms. At that point, either party can back out without penalty.
     
  24. It depends. Also you won't be in contact with the seller. Your agent contacts their agent. If your agent is good they will give you advice. You tell the agent the offer and just relays that info.

    You can negotiate on price, who pays closing costs, etc.

    On the house I bought they asked 265k I offered 250k they didn't budge. So I ultimately offered 265k but they pay all closing costs plus I got like 2k in cash at closing. So many ways you can go about it.
