    have you thought about just renting at first to give yourself and your wife time to find the right deal on the right house?

    Seattle traffic is garbage and it’s rapid rail transit is very limited. The bus system is fantastic but that still kinda requires you to live in the city core or immediate suburbs

    Imagine a metropolitan area of 4 million people... but being concentrated on a narrow isthmus (meaning, almost no east west access, strictly north/south) with no mass transit and no other way in or out of the city... just a single interstate and another toll Highway

    And shit, if you live in Bellevue or West Seattle, then it’s even worse cause there’s only one bridge in and out, to avoid driving completely around the body of water

    Thats the NFL job I'd like least. Nobody knows who you are til you fuck up, you're at risk of getting just murdered off the snap because you're vulnerable, and you still gotta be 300lbs all season despite doing like 2 minutes of work in a game, max.

    Only gonna get worse with motherfucking Amazon opening HQ here too. I wish people weren’t giant Amazon simps and we had an actually viable movement to protest it, DC economically and infrastructurally cannot handle Amazon. It is already way over a reasonable equilibrium both in terms of cost of living and transportation density.

    yeah, we’re gonna take a run at trying to buy, and if nothing works out, then we’ll probably rent. Realistically, we need to land by mid-July before my wife’s in-person job starts, so if there’s no movement in the next 2-3 months, we’ll probably pivot that way

    We go out there at the end of next week and are listing the Atlanta house and are looking at Seattle area neighborhoods and hopefully get in an offer or two so that’ll officially kick off the process

    yeah, that’s the plan. Definitely aware how bad gentrification is there.

    I wasn’t quite expecting a market where you have to offer $100k over asking price even in the burbs and then still might not get the house and also for it to be a given that you’re going to waive the inspection and appraisal contingencies. Because it’s a seller’s market in Atlanta but not quite THAT BAD of a seller’s market

    I mean, this guy is selling a 1BR/1BA with 900sq ft, a tiny ass living room, an all black kitchen and a single loft bedroom that looks like THIS, and its listed for $225k with multiple showings on Day 1, likely selling for $250k+. The backyard looks nice, I guess

    this is awful. That’s such a bad deal lol. How is it cultural for a home buyer to just waive their leverage that comes from the house not being in the best shape? How are enough buyers okay with that for it to be a thing? That’s wild to me.

    hahahahaha I saw that Raiders house on Facebook. That’s in DC?? That’s way goofy lol. I thought my Jags body pillow on my bed was bad.

    that said though...... $250k is a stupid good deal for this area, even the suburbs run like $350-$400k for homes... so at least that example checks out haha

    apparently you do the inspection pre-offer, but then that means that for every offer that isn’t accepted, you’re down $500 that you aren’t getting back

    That legitimately sounds like a nightmare haha. That’s so shitty to buyers especially because it’s very possible to have 20 different offers declined and be out $10,000 that was supposed to go to a down payment

  23. I actually had three offers accepted that fell though before I got my house.

    First one my offer was accepted but in the three day period after someone came with a cash offer.

    Second one the same thing happened.

    Third one my inspector was able to put his screw driver through the joists supporting the house in the crawl space because of all the water damage which they did not disclose. I called a random engineering firm curious if what the remedy would be and they said they did a report in that house a month before I called. So I obviously backed out of the deal because they didn't disclose the damage and I found out they withheld it by luck, and just as a rule never buy a house with structural issues.
