Bought our place in October 2019 and gonna try and do a cash out refinance now for like $20k for some renovations and have the same monthly payment, if not a little less.

The other thing about putting money down on a house is that it means you’re mobile if we see another downturn on housing prices. If you have 2% down and housing prices fall 5% since you bought, you’d have to literally pay the bank that 3% difference on top of what you get in the sale to sell and move elsewhere. Losing some/all of the down payment isn’t ideal but it’s better than literally being stuck
